How often are electrical installation certification reports needed?

Electrical safety testing is required by law at least every 5 years for landlords. While it’s not a legal obligation for homeowners, it’s highly recommended with the same timeframe – every 5 years as a minimum.

What does the report check for?

An EICR checks for defective work, overloaded circuits, shock risks, fire hazards and unsafe wiring amongst other things. Any issues will be flagged as:

  • FI – Further investigation required
  • C1 – Danger present, immediate action required
  • C2 – Potential danger, urgent action required
  • C3 – No danger, improvements recommended

What if I don’t keep up with EICR requirements?

Local authorities can impose significant civil penalties up to £30,000 for landlords in breach of electrical safety regulations. For private individuals, failure to arrange regular electrical safety testing will leave you at risk of electrical damage and more expensive remedial work in the long term.

Will I get a certificate?

If your EICR is satisfactory, you will get a certificate to keep on your records until your next report. If it’s unsatisfactory, remedial work will need to be carried out before you get your certificate. You must provide a copy to existing tenants within 28 days, prospective tenants upon request, new tenants before they occupy your property, and local authorities within 7 days if requested.
